LaraDean is approved for short-term rentals, thereby eliminating any minimum rental requirement. While leases are encouraged to be documented, the HOA currently does not require copies.
LaraDean offers early purchasers $13,000 in concessions towards closing costs or interest rate buydown programs supplied by the builder at settlement. Concessions can be used toward the HOA transfer fee, your mortgage closing costs, and any buydown programs approved by your lender, or, alternatively, these concessions can be used toward appliances and or money off of the purchase price.

LaraDean is an all-electric development, so the owner's only utility responsibilities are electricity with Rocky Mountain Power and Wi-Fi.
Additionally, the HOA budgets for sidewalk maintenance, year-round landscaping, snow removal, and the upkeep of specific irrigation lines. There is a transfer fee of 0.05% to begin accumulating reserves for LaraDean, which can be covered by the generous early incentive concessions.

Unfortunately, installing a hot tub on the rooftop is not recommended. The structural load capacity of the rooftop was not designed to support objects that exceed a certain weight. Adding a hot tub would likely surpass this limit and could compromise the integrity of the structure. For safety reasons, it's best to consider other locations for your hot tub that can adequately support its weight.
Charcoal burners and other open flame cooking devices shall not be operated on combustible balconies or within 10 feet of combustible construction, according to the Salt Lake Fire Department. Consider an electric grill/bbq for your rooftop. We want you and your gorgeous home to be safe, so this is a good topic of discussion. Consider contacting the fire department or your insurance agent for more detailed information about BBQs on your structure.
Portable outdoor fireplaces shall be used in accordance with the manufacturer’s instructions and shall not be operated within 15feet of a structure or combustible material, according to the Salt Lake Fire Department. Consider an outdoor electric heating element that is more safe for your rooftop! The reservation process for LaraDean Townes begins with drafting an offer purchase, complete with specific deadlines, which Sydney at LaraDean or your agent can assist you with. After making the offer, a refundable deposit known as Earnest Money is required to reserve the home. While your home is being completed, you will be invited for various walkthroughs and home inspections closer to settlement. Finally, the last requirement is to make sure you secure a pre-approval letter or proof of funds from your lender or our preferred lender.
You are not required to use a buyer's agent of your choice, but it is an option. Sydney represents the builder and does not offer dual representation. However, whether you have a buyer's agent or not, you are welcome at LaraDean, and Sydney can help guide you either way through the journey to your new home.
